Vista Terrace and Coronado Terrace

Vista Terrace and Coronado Terrace are two larger apartment complexes built in the early 1970s, located in the San Ysidro area of south San Diego. Eden Housing acquired, financed, and rehabilitated the projects, encompassing 25 acres, 574 units, and $240 million in project financing. Working under contract with Mike Rogers Consulting, Housing Tools took the lead on TCAC and CDLAC funding applications, the HUD HAP contract renewal process, and coordinating construction loan closing. Two separate construction loan closings involved tax-exempt bonds, 4% tax credits, and HUD Section 8 contracts. The refinancing and renovation resulted in completely refurbished apartments, solar photovoltaics, energy efficient HVAC and water heating systems, new landscaping, and upgraded community centers with multi-purpose rooms, kitchens, computer labs, fitness centers, and offices.
