East Bay Asian Local Development Corporation (EBALDC) is developing a 59-unit, high-density, urban infill project in West Oakland called West Grand & Brush Apartments. The project will be a five-story, mixed-use building with a community room, offices, garage, commercial space on the ground floor, and apartments above. Units will be affordable to low-income households, with a portion set-aside for homeless households. The site is located in a Priority Development Area of the West Oakland Specific Plan. Housing Tools directed and coordinated the completion of multiple funding applications for this development, including State Tax Credits, CDLAC, IIG, and the Multifamily Housing Program (MHP) in 2019-20.

River City Senior Apartments
River City Senior Apartments is a 54-unit affordable senior project that will be built on an infill property in Petaluma by Petaluma Ecumenical Properties (PEP). It includes housing and an on-site “wellness center” where healthcare professionals and community organizations can provide medical, dental, and other community services to help seniors thrive while they age in place. In addition, rental assistance and individualized case management will be provided to formerly homeless veterans. Housing Tools directed and coordinated the completion of funding applications to finance the development, including: 4% State Tax Credits, CDLAC for tax-exempt bonds, and the State Veterans Housing and Homelessness Prevention Program (VHHP) in 2019-20.
